Master Plan Zone

A Master Plan is prepared for towns and cities to regulate and guide systematic development. It plays a crucial role in land use allocation for:

  • Residential
  • Commercial
  • Industrial
  • Public and Semi-Public
  • Traffic and Transportation
  • Parks and Open Spaces
  • Other designated purposes.

Zoning Allotments

  • Based on existing land use patterns, each Survey Number is allotted a specific land use classification in the Master Plan.
  • Additionally, Detailed Development Plans (DDP) and New Town Development Plans (NTDP) are prepared in conformity with the Master Plan proposals to guide micro-level planning.

Zoning Regulations

Zoning regulations define permissible uses in each zone for every survey number. The typical classifications include:

  1. Residential Use Zone
  2. Commercial Use Zone
  3. Industrial Use Zone
  4. Educational Use Zone
  5. Public & Semi-Public Use Zone
  6. Agricultural Use Zone
  7. CRZ-1 (Coastal Regulation Zone-1)
  8. CRZ-2
  9. CRZ-3
  10. Water Body
  11. Road
  12. Reserve Forest

Procedure for Change of Zone

  • When a proposed land use does not align with the current zoning classification of the survey number, an application for change of zone must be initiated.
  • The steps include:
    1. Verification of existing zoning classification for the specific survey number.
    2. Filing an application for zone change with appropriate planning authorities.
    3. The proposal is scrutinised by statutory bodies to assess compatibility with the overall development plans.
    4. Upon approval, a Government Order (G.O.) is issued by the Government of Tamil Nadu, confirming the zone change.
