Layouts are designed in accordance with the land use classifications prescribed in the:
Master Plan
Detailed Development Plan (DDP)
New Town Development Plan (NTDP)
Approval Jurisdiction Based on Land Area
For lands less than 5 acres:
Approval is granted by the local bodies.
For lands above 5 acres:
The approval is processed by the Chennai Head Office of the Directorate of Town and Country Planning (DTCP).
Within Panchayat limits:
Up to 10 acres: Approval by local bodies is sufficient.
Above 10 acres: The proposal is forwarded to the DTCP Head Office for approval.
Road Pattern Approval
Initially, only the road pattern drawing is issued by the approving authority.
The developer must lay the blacktop roads as per the approved road pattern.
Gift Deed Submission and Final Approval
Upon completion of road works, the developer submits proof of road laying and executes a gift deed for the roads in favour of the local body or government authority (DTCP/CMDA).
Post inspection and verification, final layout approval is sanctioned.
